You only have one chance at a first impression so it pays to present the property in a waythat will achieve the best price.

This usually means making cosmetic improvements, however, this depends on the type of property and its likely market.

A very rundown place with extension or development potential may benefit only by clearing the land, whereas a fully renovated property cannot afford to have any visible minor defects. For most properties, the usual items are touch-up painting, gardening and a range of handyman type repairs. Often recarpeting or floor polishing and redecorating can make a big difference!

Presenting for sale also means decluttering, cleaning, arranging furniture and maybe buying or hiring appropriate pictures, rugs and other pieces of furniture or decor, plus flowers, fruit and pot pourri.

From our experience many prospective buyers are put off by bad odours in the house. If you own pets that frequent the indoors or perhaps you are a smoker, it is our advice to remove these smells before you go to market. A deodoriser is often sufficient and is relatively inexpensive.

Make sure you keep all surfaces, doors and taps clean and in good working order.
Tiles and mirrors should be clean, cupboards to be kept neat and tidy inside, appliances to be in good working order and remove all exhaust fans and give them a good clean in some bleach.

Keep the house uncluttered. You want to create a feeling of space so that buyers can wander freely and discover the features and benefits of your home.
